I contracted this company on Jan7th to do repairs to my home and manage the property after repairs were done.When I met with them on the 7th and did a walk thru of my property they assured me they would have an estimate to me by the 9th and could have the work completed by the 15th so we could get my property rented. We signed the papaerwork at my property and I was assured I would get copies of those documents as soon as he returned to the office. The 9th came and went with no estimate. I finally recieved an estimate on the 15th , however it didnt address the remodeling we had discussed on the 7th. Thier estimate involved custom cabinets and many repairs I had not discussed nor was I interested in having done. I repeatedly asked for a copy of my contract and either had no return phone call or when I did speak with Gordon he always failed to do what he claimed.
While trying to resolve the estimate situation I started recieving e-mails from the comap[any. When I responded to the e-mails not more than 5 minutes after I recieved it I was told that person no longer works there and had not worked there for some time. I found this a bit disturbing but it got worse when I was sent e-mails telling me my property had been rented and the amount they had recieved as well as the security deposit and terms of the lease. I responded saying I was not sure how they had rented my property when I had not recieved an estimate that covered the work I needed done and therefore it would be odd for them to have rented it. The Girl quicky responded saying she was sorry and to disregard the e-mail concerning the rental of my property.
Both of these e-mails I found to be unprofessional and a bit concerning that they were so relaxed with the information of others as I imagine they would be with my information. To add insulte to injury when I drove 1:30 minutes to check on the property I found thier company had left my heat cranked up to 78 when I had it set on 60 as I was not living there and just wanted to make sure the pipes didnt freeze. They also left every curtain in the house open and all the lights on. Which I found a bit alarming since I had purchased about $1500.00 worth of materials to be installed in the house such as a new cook top and sink and lighting.
After several weeks of mishaps and bad experiences and still no copy of the paper work or return phone calls I conacted the operations manager a Tom Kenny who appologized and said he would desolve my contract and I expressed to him that I was disputing the $495.00 set up fee with my credit card company and that I would prefer not to have anything further to do with them. I believed the issue was resolved until March 11 when my credit card was hit with the $495.00 charge. I contacted Mr.Kenny and asked why I would be charged the $495.00 set up fee which was for advertising which they clearly couldnt do as the property needed to have work completed and I still had not even recieved an estimate that addressed the items I wanted completed. He said they did advertise and that they used a picture of the front of my house. Now why would I spend almost $10,000.00 doing updates and repairs to my renatl property if that was not going to be show cased in the advertising . Further more who charges $495.00 to take 1 exterior photo.
I told him I would continue to dispute it with my credit card comapny and provided them with all letters and corrispondence and it is now in thier court. However MR.Kenny told me if they dont recieve payment they will put a lien on my home. So I felt I should give them all the free advertising they deserve

  • Response from company:Joshua Ervin entered into a contract with us on 1/9/12. At that time he signed a cc authorization form to pay the $495 Set-up Fee.

    It is our practice to take pictures of all homes of prospective owners. We decided we would not use the interior shots for marketing purposes as work needed to be completed first. At that time, Joshua Ervin gave us a list of maintenance items he wanted us to complete. We explained that we always do a thorough inspection of all of the homes we receive. All rental homes have to be brought to a minimum standard code per the county/city. Real Property Management performed that inspection and gave him a copy. The inspection also revealed some other things that Baltimore requires in a rental home. The estimate we submitted to Joshua Ervin included the work that he wanted done, added the county/city required items discovered, and some OPTIONAL items in case he wanted to do them while we were there. We waited for his approval, disapproval, or discussion on the estimate. Joshua Ervin called and became irate, rude, and very unreasonable. He was very angry and we tried to explain the breakdown of the estimate, but he was not hearing any of it. During the time beginning on 1/9/12, we did in fact show his home for rent several times. We received an application on the property. The applicant said they would wait for the work to be finished before moving in, thinking it would be complete in the next two weeks or so. Joshua Ervin never approved any work to be done. His tenant called and canceled his application because we could not give him a firm move in date.

    Joshua Ervin then called at a later date and cancelled his management. At no point was he offered a refund. When he called, it was explained that we did do the advertising and in fact brought to the threshold a willing and able tenant. He then disputed the charge with the credit card company and even the credit card company agreed with us and did not issue him a refund!
