I received a mailer from Gene Fulmer, regarding how to avoid foreclosure on my home. He told me his story that he was in the same situation and that this company Federal Housing Bureau helped him. I fell for his story and decided that,their program was legit. He charged me $1800 upfront but I was only able to make 2 $600 payments totalling th $1200. They told me that they would put my house in a revocable trust, which will delay foreclosure. I gave my family members names who I want to put in the trust. He pledge to me that the title of my home would not be affected. Everything he promised was a lie. My house was nearly foreclosed twice, if I did not find call the bank and found out the next sale date. That is how they get you to record a fraudulent deed. They faxed me paper work and told me to go down to the County recorders Office and file the deed that day or the house would be sold the next day. I did that twice. The next time the sale came up a Dr Beard who Gene Fulmer claims is the boss Told me he couldn't help me because when I contacted him on a Friday about my up coming sale that Monday, The recorders office was closed. He told me I needed to find a lawyer that weekend to file bankruptcy. Well I did, which delayed the sale that Monday. I found a program that was going to work with my bank to help me afford my home, but that was not possible because there were Four people on my title and my husband who was the co owner was not on the title. That is how I learned about a clouded title. I tried to contact Gene Fulmer to no avail. Once they got your title, he refuses to talk to you. He has a girl by the name given to me as Desiree tried to appease me on the phone. I was unable to save my home because of the clouded title. I ended up selling it short sale. The crocked bank sold my home for $180,000. Way below market value. That is what I paid for it 13 years ago. Plus I remodeled the interior and exterior. My home was appraised at $550,000 in 2005,and got talked into a refi, another fraudulent situation. Thank you for this website to warn other people of these scams out there. Oh the Realtor who handled the sale had to hire private investigators to find these people and had them sign off my title, they also had to pay a fee to this fraudulent company to fix my title. It has been a nightmare, I do not wish on anyone. losing my home after owning it for 13 years because of fraud that could have been avoided is so wrong. In America there are too many loop holes in the law which allows crooks like Gene Fulmer to thrive on. I will not stop until I see him behind bars.

  • Let me address all her accusations. First of all, she signed a contract that she would pay $1,800 for our program, but she only paid $1,200. In spite of that, we stopped her foreclosure sale dates twice, and then wouldn’t any longer without her payment as she kept promising. Without our help, her home would have been sold at auction over two years ago.
    We helped her stay in her home two years more without making a mortgage payment. We did send her paperwork to put her home in a revocable trust, which was for her family only. I NEVER told her that her title would not be affected, or that title would not be clouded, since that’s EXACTLY what the program did in order to stop the sale. We also advised her in writing to seek legal help regarding this. She apparently chose not to. Everything I told her was the truth. I was in foreclosure in 2009 myself and I’m still in my home with the help I received from Federal Housing Bureau. Dr Beard was the founder of the program and it was his decision not to help her any longer without her living up to her contract of total payment. Apparently she wanted us to continue working for free.
    She is stating that she was unable to save her home and she decided to sell it in a short sale. It appears that she feels her home should still be worth the appraised value from 2005. The bank obviously accepted $180,000, since if they could get more they would have.
    According to her, what I did was fraudulent, what Federal Housing Bureau did was fraudulent, the bank was fraudulent, and her refinance was fraudulent.
    The four people she is speaking about were listed as being in the trust, but not on title. It is a very easy procedure to take the people out of the trust. Neither I nor anyone at Federal Housing Bureau was ever on title with her and her husband.
    She wrote this vitriolic diatribe just because I didn’t speak with her earlier this year.
