Do not buy from or build with this man, once he has your deposit and has you in his web of sales contract. That's right not a contract to build. He then provides you a product that is of very poor quality and in most cases incomplete with the verbal promise of completion after you move in.
When you raise any items or list with him at the regulatory time he procrastinates till you either give up chasing him and get someone else to do it for you, which immediately negates his warranty or the demons rise within and you are terrorised with aggression and spite for how dare you should want your home complete and to a reasonable quality and standard.
If you are thinking of building with this inferior quality builder and person and I would certainly recommend you do not, please do your homework and find someone reputable.
If you are blinded and decide to build with him the first thing you need is a GOOD solicitor and definately not one recommended by him, you need from him a Building Contract (from a reputable organisation like the HIA, MBA. The Dept of Fairtrading can advise)
Plans (not just a sales brochure, you are entitled to full working drawings and these form part of your contract)
Specifications (not just a list of inclusions but what am I getting in my home and again these form part of your contract)
A Colour Schedule including all colours, paint to be used, how many coats of paint, what tiles am I getting and to where (again this forms part of your contract).
He will try to convince you otherwise, but please ask Dept of Fairtrading or your solicitor if I am correct.
Finally do not hand over your final payment until you are satisfied with the product and have a certificate of occupation or else be prepared to do battle to try and get things completed or fixed.
