About two (2) years ago, I was going to be potentially having trouble with my mortgage in the near future because I lost my job. I was told by a friend that she knew of a person/company that could get me free and clear of my mortgage and was told that I just needed to hear more then I could make my own mind up from there if I liked what I heard, but that there was already a hundred or so people who already have their house free and clear including the owner of the company. I agreed to an appointment to give it a listen and see the proof of the free and clear homes that my friend just insisted this owner of the company has on his own property and was getting for a hundred other people.
I am sitting in the office of Darrin Lavine, of Titans Quest, Inc. (located on Commerce Way, Longwood, Florida at that time) along with a lady named Barbara Carpenter, a sales person for Titans listening to his sales pitch on his mortgage process and how he has his home free and clear. Barbara stated that she was doing the process as well on her home and would be free and clear in a couple of months. Mr. Lavine showed me a book of documents on his property and how every letter to the bank that he did was recorded in public records and it was official he owned his house free and clear that it was his and he could do whatever he wanted with it.

He then began to break down my mortgage and note and explained to me why the closing on my property didn’t take place the way I had thought all these years and that this series of QWR letters would guarantee me my house free and clear. It was a very convincing sales pitch indeed backed with documents and online records. I was quoted a price of $700 per mortgage for a “forensic audit”, which was noted as an application fee in the agreement, plus a $75 nonrefundable administrative fee and a program fee of $5,000 per mortgage spread out over 8 months, but I would have my house free and clear in 6 months. I was told that I would have my house free and clear even before my payments would be finished to them. Now what more of a guarantee could anyone ask for, right?? I asked does this really work and will I get my house "free and clear". His response was “You’re Golden, I guarantee it.”
Well six months came and 8 months went, and my house was not "free and clear" then around April of 2012 along came the talks of new and better program and around June of 2012 a sales pitch to become a member of the association called Titans Reserve Group, PMA (located at 1939 Boothe Circle, Longwood, Florida) with a membership fee to join(waived or reduced if you were already a client of Titans Quest) and a new series of letters now called the DVL followed up with a filing in the courts for a quiet title on the porperty. It was explained to me that I had to sign a cancellation of my agreement with Titan's Quest and sign a membership with the new association which is a private legal membership association. I was told it would give me and all of the members the opportunity to share not only in legal strategies created by the employees of Titans Reserve Group, PMA, but also any information good or bad that any members were having in their case(s)and that everyone would be sharing in the good fortune of myself and others as they became free and clear of the alleged mortgage on their home. Heck there was even conversation of a victory cruise once so many people were free and clear that they would be invited on a celebration cruise. I haven't seen or heard of one celebration cruise yet.
Now almost two years later I am still in foreclosure and don’t see a free and clear house in my future. I was transferred from a public company to a private association in which my membership fee was waived by Mr. Lavine. I was transferred from the QWR letters to the DVL letters even though I completed the QWR process and thought I would be free and clear of my mortgage just the same as Mr. Lavine. I had filed everything in public record that Mr. Lavine had filed when he guaranteed me that that process worked for him and he was already free and clear of his mortgage and even Barbara supported him stating that she had filed the same and was also close to be in the final stages he had already completed, but we are all still in foreclosure in the courts. I was given a Quiet Title case that was prepared for me to file in the county court, but when I searched the courts to see how Mr. Lavine’s and Barbara’s Quiet title cases were progressing in the courts….imagine my surprise when there isn't one filed by either one of them with the Seminole County Courts because that is the county they reside in, but there are impending foreclosure cases against them on both their properties. All these questions started flooding in my mind and is this why there is all this side stepping of my questions and my frustrations for the last two years crept up on me like a bad nightmare. Have I been ripped off? Have we all been ripped off? Have other people been side stepped like me? Why was there a change in the letters of the process? What was the real reason? What is really going on behind Titan's doors? Was there ever a process? Was I or any one of us ever “golden”? Have there been any Quiet Title’s that have won? Have any of the Quiet Title's been reversed or challenged as was stated by Titan’s counsel, Kelley Bosecker in the meetings that we attended in groups on the Quiet Title? What should I do? Where can I go to get someone that cares about my property and the fact that I want to keep it? Who will help me and others like me? Am I the only person piecing this together? Who is this association and where did they come from? The only things on the internet that I can find are complaints and classified employment ads for paralegals.
I have repeatedly called Titans Reserve Group, PMA at the following number 321-972-8824 and get nowhere with the receptionist, who is so kind, but oh so incompetent. She states constantly that Darrin isn’t here, that he is in Texas and won’t be back for week. If I happened to get to frustrated enough and get the office stirred up with my insistence to speak with someone, then I might get a response from Amy with her attitude of superiority in which I have to ask myself, is this what I really paid for. I call my rep Barbara constantly or email her and that is as worthless as tits on a bull, so much so that I have even requested for her to be removed as my rep. Then, I was given a new rep, which is now Darrin Lavine and have his cell number. However,I call and leave messages and am ignored there as well. I ask myself is this what I paid for. I have sent emails to [email protected], [email protected], [email protected] , [email protected], repeatedly and the response is minimal and a joke at best. Come on people this is my HOME!!!!!!!
I don't want to lose my home in their little shell game, so I started asking myself what is a private membership association and what was the real reason for a switch from the public to the private. What are my options if I feel that I have been ripped off? Am I protected by any entity if I feel I have been scammed by an association with respect to my property, if so what entity? How can I obtain a refund for a process that even the owner Darrin Lavine has not completed in the same manner that he and his employees are directing me to complete in order to get my property free and clear? That is just messed up on so many levels.
I have been researching a private membership association on the internet since I can’t get any answers from Titans, but I do remember them telling me that the internet is a powerful thing and a wealth of information if I was asked by anyone who prepared my documents. I have a found a wealth of information from a gentleman’s You Tube’s Videos and he is located in Frisco, Texas. His name is Karl Dahlstrom and his you tube videos are very enlightening. He has a private legal association that is called ProAdvocate Group, PMA. He has a website that contains a wealth of information. He talks about private medical associations, legal associations and the supreme law of the land. His videos are very informative and talks in detail about our freedom of association. He also talks about the test of a private association is that there is a clear and present danger of substantive evil. Who is the Trustee or Trustee(s) of Titans Reserve Group, PMA? I have sent him a letter requesting more information about an association.
Please respond with any information that you may have on your cause if you are a member or have heard of anyone dealing with either company (Titans Quest, Inc. or Titans Reserve Group, PMA). Please respond if you have any helpful and/or useful information on a private membership association and/or the rights and protections of a member. Above all I just hope this helps someone else avoid a mistake and this nightmare of a life.
