This is the email that I received, being in the mortgage business and rates are being at the lowest we were looking for some great leads and this is what I got

Per this morning report in your home state we can give you 50+ inbound application calls per month (3-8 applicant calls and or applications Mon-Friday for 4 weeks), from applicants that have already been prescreened based on credit and property info. We Guarantee you will close loans or our marketing services cost you nothing.

All customers that will contact you meet loan criteria(s), are actively seeking REFI or Purchase loans. REFI applicants have loan values at 200k+, current rate of 5.25+, and can go thru a successful appraisal.

The bad new is with the FHA REFI loans, we can only bring you applicants that qualify for conventional loans. Based on the MI increase REFI’ing into new FHA loans is not a safe investment for us

Our service is simple we do all the front end work to drive the 50+ customers to call you direct to REFI their current Loan or wanting Purchase Loans. Your LO’s take the application and are guaranteed Six (6) closed loans, with a set cost of $249 per funded loan. Based on the current loan criteria a good LO should close 1 out of every 6 leads or less.

There is no lead sharing, no middleman, no competition, and no chasing down a lead. All customers will contact you exclusively to submit applications, Monday –Friday between 10am-4pm.

The 6 Closed Loans program Starts with 50% down with the residual due upon the “Closing” of the 6th loan, and guarantees any LO with one year or more of experience will close no less then 6 with the first campaign.

Cost to get started: $747.00 (249 per closed loan X 6 loans = Total cost: $1494)

Getting you up and running with 6 Closed Loans takes @ 5 minutes to complete the agreement, fax your agreement, and drop the originals to accounting.
