I live in Trinidad (West Indies). A free Doug Clark Real Estate Seminar was advertised for my area, and I attended. The presenters did a very good job of convincing you that you should invest in real estate, and now is the time to do so, they also overemphasized the large profits one can make.

They claimed that you did not have to use any of your own money to fund real estate deals and that they would provide all of the funding at a 1% interest rate. They also offered some additional gifts and a chance to recover your tuition once you closed a deal within 100 days of completing the training. I thus signed up for the 3 day real estate training workshop at a cost of 1997 USD (12, 680.95 TTD).

At no time AT ALL was there any indication that I will be required to pay any additional money apart from my initial tuition, in order to begin doing deals. There was no mention of an Advanced training program. Also, you were led to believe that you were going to be properly trained and support provided. This was very MISLEADING and DISHONEST on the part of this company.

First off the training was advertised to be at one hotel on January 9, 10 & 11 2015. When I arrived at reception, they knew nothing of the program. I eventually found out that it was moved to another venue. Though, I received a telephone call 3 days prior to confirm my attendance, I was not notified of a change in venue. Upon finally arriving at the correct venue, I complained to the first official I met, who only acted surprised and did not offer an apology or an explanation.

I am sure more time was probably spent on trying to sell the Advanced Training program (the highest level the Diamond is at a cost of 29 997 USD an equivalent of 190,480.95 TTD) and showing videos of testimonials, than actually teaching and training in how to do real estate deals, and there was absolutely no hands on training. This apparently was to come as part of the Advanced Training, it is called 'Boots on the Ground'. (REALLY!!!! This should have been done at least one day of my 3 day training that I paid 1997 USD for.)

They also hammered on you from early on the importance having a mentor (someone with more experience who you can model and who can help you along). I was soon to learn that this was only available through the Advance Package. Some of the information was valid, but it was all textbook, no practical training.

From day one you were pressured to call your bank and seek to increase your credit and you were asked to list all your financial assets, which they claimed will assist them in helping you design you ACTION PLAN.

We were also later told that in order to do business in the US or rather with Insiders Cash from who we would get the money to fund our deals we must set up a Limited Liability Company which they would have set up for you through a third party company at an additional cost of 595 USD.

For those who were unable to afford additional training and support you were basically left to fend for yourself with inadequate training and resources to get the deals done. When I say resources I mean references for attorneys, real estate agents, contractors etc. You basically will have to build a good team of these resources by trial and error of course and in some cases with some money out of your OWN POCKET. Not living in the US and not really knowing the market, you will be lucky if you get one deal done on your own.

After telling you at the one day seminar that you would not need to use any of your own money to do your real estate deals, at the 3 day training they told your that they would only fund the purchase of the property but they would not fund the Rehab costs, therefore you have to use your own money to do so. You were also not told at any point that you had to pay 'Earnest Money'(Deposit) to the seller of a property you wanted to buy (so they would hold the property for you and not sell to someone else) this would also come from your pocket since you must close the deal in 1-3 days in order to borrow the money at the 1% interest rate - another thing not said at the one day seminar and as such you would need to secure a buyer before accessing Insiders Cash.

I am disappointed and dissatisfied! Doug Clark and his company was misleading and tricked me into spending my money. All of the costs should have been stated up front, not after I have paid money and thinking that this is a done deal, then to be told I have to pay additional money, which if I am unable to pay puts me at a disadvantage.

Had I known of the additional training and money required from up front I would not have done this program to begin with, because I would know that I am not prepared for so large an investment. I would like to get a Full refund of my money spent.
