I would like detail a horrible experience with Mahaluxmi homz. I booked a flat in april 2014 with a booking amount of Rs 50,000. At the time of booking i was promised a gold coin within 2-3 days of cheque clearance and given a 60 days time for paying 20% cost of the flat. To my surprise, after 4 days, the representative of Mahaluxmi group Mr. Sanjeev kashyap/Ms. Nidhi agarwal told me that the gold coin will only be paid after the payment of 20% of the amount. I overlooked it as fighting over a gold coin was not worth it. Due to this negligence on my part, I suffered a lot later on. After 15 days of my booking, I received a letter from the finance department of mahaluxmi group saying that I need to pay 10% within 30 days of booking or else pay up 2% per month interest on the amount due. When I called up the marketing department, specifically Mr kashyap, he told that there is "miss communication" regarding this matter. It is clear that all promises made during the property sale are just marketing gimmicks and false assurances to trap the innocent customer.
Moreover, I got to now from GDA website that the tender (745/4/CE/2013-14) for development of road near society has been cancelled. This tender was hugely publicized by the builder for selling of flats making it a dream location. Moreover, from some inside sources at GDA, I contacted some of the interested bidders. The summary of this discussion was that the encroachment near the road is very difficult to be removed without the intervention of GDA. And it seems highly unlikely that the native people of the surrounding village will ever be removed. Thus it can be safely assumed that the construction of road will only be just makeshift and it will hardly uplift the surrounding of society.
Considering these concerns, regarding the builder and society, I requested for cancellation of my flat. In response of my request, Mr Bharat and Mr Yogesh from finance(or account) department asked me to submit all the original documents (receipts and letters) and promised me that the refund of Rs 50,000 will be made within 15 days. Getting this positive response, I waited for 15 days. After this 15 days period, I encountered complete turn-around in the behavior of the mahaluxmi staff. I was harassed and shouted at by Mr. Bharat over the phone as well as in person. I was told that my entire amount has been forfeited and none of it will be returned. When I made the argument that why I was promised of the refund and why all the original was taken, all I received was more disappointment, insult and harassment. The behavior of entire Mahaluxmi staff was highly unethical, immature and abusing. Also worth mentioning is that I have been told in person by Mr. Amit goyal his staff that my flat (No. 1209) has been resold to another customer (Mr. Khanna). All this reselling has been done without issue of letter of cancellation of my flat. This is totally illegal and mal-practice on part of Mahaluxmi group.
It has been 30 days since I submitted my written request of flat cancellation and up till now I have received no positive response in written. All I am getting is false assurance so that I get irritated over time and stop the pursuit of my money.
After this horrible experience, I am dropping my plans of buying a flat for a near future.
