I wish I had searched David J. Douglas' name before doing any kind of business with him and I wish I would have searched the www.jus.gov.mb.ca website to see how many times he has been sued.
In a nutshell:
1) After talking with him about how to "BUILD WEALTH THROUGH REAL ESTATE" you fork out money to finance the cost of renovations to flip a house (because "you just can't go wrong in real estate").
2) David J. Douglas basically forgets about you the moment you give him the money.
3) You DO NOT receive any copies of the paperwork you've signed with him no matter how much you ask for it.
4) He doesn't return your calls, ignores your pleas to meet with him, gives you vague text messages that the project is still happening but there's been a delay in the product, and any other excuse he can find as to why your project isn't being completed but that he will get to it asap.
5) He DOES NOT answer the door if you're banging on it trying to get some kind of answer from him. His business has an intercom system and he tells you to call and make an appointment.
6) His staff is told not to deal with you and that he'll take care of everything himself. They're not allowed to provide us any photocopies, any info on the project....nothing.
7) The whole thing is a no-win situation. You receive additional invoices with outrageous costs on top of the money you agreed upon at the start.
8) He purposely sabotages the whole contract by coming up with a reason as to how you defaulted on the agreement and the contract becomes null.
(or else....you become so overwhelmed with the additional surprise costs you can no longer afford to keep the project going)
9) Your money is out the window.
THE ICING ON THE CAKE: He somehow sucks out a few hundred grand of the equity of the home you're trying to flip. By word of mouth, I've heard he's taken up to $400,000 in some homes.

He has FINALLY lost his license as a mortgage broker but he is still selling homes in the newspapers and internet and he's still doing his "Building Wealth Through Real Estate Seminars". His real estate license should be revoked. How can such a dishonest person be allowed to keep dealing with the public? Haven't they received enough complaints about him to shut him down?

He also invites you to invest in his company and gives you promissory notes that you WILL NEVER receive money from!

Do yourself a favour and stay away from all that David J. Douglas offers. I am not the only story with a sad ending out there regarding him. He is scamming people and the word needs to get out to the public to save lots of heart ache and debt.
