This is the condo association from HELL. Do NOT buy or rent here! This place will be section 8 housing by 2016.(Over 33% delinquencies, 80% foreclosures, mostly investor owned so u cannot buy without cash, and you'll NEVER be able to sell for the same reason! It's 80% renters, transients, many unemployed, on disability or welfare or both are in there now...or bitter owners who bought at the wrong time and paid $200k when new investors got them for $20-40k.

Here are some more reasons why nobody in their right mind should buy or rent there:

1) They put criminals in charge of the fining committee. One guy, "GINO," assaulted his girlfriend and a neighbor and is awaiting trial. Thinks the CIA is spying on him. UFOs hover over his roof.

2) The board, by law, must consist of homeowners who live on sight. but the president doesn't live there and the secretary lists her condo as a "homestead." but has lived elsewhere for 3 yrs.+ while renting out her condo, (fraud) and they've stopped paying the mortgage, believing an atty can get the loan "wiped out."(???) 3) The manager, Nancy Stout, is known as "little Hitler" around the complex , for the callous way she treats and talks to owners, renters, and their guests, forgetting that it's the owners who pay her $100k salary.

4) The parent co, run by a bully, covered up crimes committed by prior manager, including embezzlement, theft, and taking kickbacks for services rendered to the complex, but it was hushed up and he was never prosecuted.

5) This place has some "neighbors from hell." Most are nice but all it takes is one who constantly lies and calls police making unfounded accusations, trying to say u flattened their tire when you don't even know or care what car they drive..... They are unemployed and on disability, with AIDS. It's been a month and they're still using the donut tire. I'm gonna take the high road and try to show them some grace, even tho they do not deserve it. I may have bought them a new tire if they werent such TROLLS, but u get nothing when your sole purpose in life is to make someone else's life hell.

6) Plumbing is illegal and was supposed to be replaced by the developer but he profited $20 mil and "forgot" his promise. The HOA should be suing McRae Stolz instead of spending its $ harassing owners and suing them, trying to foreclose with BOGUS LIENS, when the bank owns the property and will get it back willingly.

7) Management team thinks its an apt complex and will order u around like you're their employee, when its actually the reverse.

8) if unmoved there anyway, it's strongly advised to get a gun and learn how to defend yourself.
