My name is Seth Christiansen of Two Harbors, Mn. I believe I have been a victim of fraud by Xanadu Vacations Club of the Commonwealth of the Bahamas.

Xanadu is a time share club affiliated with Resort Condominiums International (RCI). Recently on September 11, 2012, I received a call from Conrad Corporations wanting an outstanding balance of 600 plus dollars for delinquent club dues. Conrad is Xanadu's finacial recovery company for a few years now. Conrad had my current information and I was not called or mailed any bill prior for the dues. My dues are $375.00 a year which is no problem, but don't like paying late fees, etc. I settled with them over the phone with my CC for this years balance of $583.00 on 9/11/2012. Ok, so all is good. I was going to book a trip through RCI on November 30th with my exchange points and RCI said that I was cancelled and don't have any points. Here I find out that Xanadu is out of business and they have not moved my points or however that works to RCI. I have 20 years left on my agreement with Xanadu, still paying annual dues for a bogus vacation company. RCI will not honor my contractual agrreement and honoring my points since I have paid off everything and been in good standing with Xanadu and with Conrad Acceptence Corporation. RCI told me to contact Xanadu to rectify my situation, but Xanadu doesn't have a working number that RCI gave me. I believe Conrad is accepting monies for a bogus company. I called Conrad looking for a number to get a hold of Xanadu, but was given the run around. I have heard a lot of people in this same situation being taken advantage of. I would like to get my money back that I paid Xanadu and with Conrad in full since they have not followed through with their contract. DO I HAVE A CASE? I hate to keep paying late fees to Conrad for a bogus company. Please help.

This is the letter I submitted to the United States Department of Justice. I will be following up with them to seek legal damages. Let's settle this soon before this gets out of hand.

  • Hi Seth. I, too, am a victim of the Xanadu/Conrad scam. I've found several "members" who complained on ripoff.com and was keeping a list of names for a while to help build a case or possible class action lawsuit over this. I've found, though, that the best remedy is to keep responding to the annual letter I get from Conrad Acceptance/Credit Corp. (they are actually the same company though they try to pretend they are not). About 3 years ago Xanadu deteriorated to the point that RCI ceased its affiliation with the "resort." That year I still paid the "maintenance" dues because Tyrone Thurston was still onsite at Xanadu and answering phone calls. I did find that the property was for sale I think since 2009. Then they started offering hotel rooms in sleazy low-grade hotels in lieu of the resort location. That's when I quit paying the maintenance because it was quite obvious that there was no intention to maintain this property. I also researched Conrad Acceptance and found the company to also be suspect. My belief is that Xanadu is defunct, the owner is gone, and it's actually Conrad that is perpetrating the fraud upon former Xanadu members. Either way, this is a fraud and no one should be paying either Xanadu or Conrad a DIME! This time around, I'm demanding that Conrad cease and desist. I copy this correspondence to TransUnion, Equifax and Experian each year. I'm hoping this "collection agency" will stop trying to defraud people who have already lost tens of thousands invested in this bogus "resort."
