This is the most unorganized Property Management Company I have ever dealt with. The work out of two location ( Stillwater, Mn and Richmond, WS) and the two apparently do not communicate with each other. Their bookkeeping is terrible. The have stated one of my tenant is behind on rent, and I the owner do keep detailed files and this is not the case. My tenant is up to date. Applegate has continued to harass my tenant sending notices and numerous phone calls to collect monies not even owed.

They continue to send notices to my tenant to use their online program to pay rent online, but there’s a catch, they need to pay an additional $3.00 processing fee that goes into Applegate Pocket, all this to avoid a possible late fee, in addition they hold tenants rent for two weeks prior to depositing. I as an owner warn other owners and potential tenants to beware when considering hiring or having to pay rent thru them for any housing. They will only cause you problems. Also they never take care of maintenance issues promptly, my tenant had major heating issues through a Minnesota winter and Applegate did nothing to correct it promptly.
