He pretends he is going to develop a run down golf course in Hempstead, TX and then sweetens he deal by showing how he is going to buy up 4 miles of property and build a fantasy development. In the meantime, investors keep him in a car and a house, they pay his credit cards and keep his cash flow liquid.
