I attended a free seminar in April which it turned out to be a sale pitch to buy a 3 day workshop for $2,000 where I will learn how to flip houses.

The 3 day workshop was a disappointment. They gave us very minimal information of how to flip houses and then offered us to buy their membership which was $40,000. In this Diamond membership comes with 1 year support line, Proptrend software and get to use their funding called Insider's cash. After I paid $40,000 I got another phone call pressuring me to buy in their inner circle for another $15,000 which I refused.

I am a realtor/investor and later on I figured out their scam:

1. Their funding "Insider's cash" which is the main reason of why most of us will buy in their membership, well I found out later that ANYBODY can use this funding and it is not really their company's private lending as they claimed.

2. They use unrealistic information which mislead you to buy their membership for example "The property wholesale price is $200,000 and you can flip and sell it for $320,000". I live in CA and I'm a realtor which I can guarantee that the margin is not really there to be made anymore. You will find that kind of deals 4 years ago or in other states like Detroit. The market has changed. I have access to the property listings and I still did not find a single deal to flip yet after almost a year. Every time when there is some what a good deal comes on the market there will already be 15 offers which creates the bidding war and drove the price up. In the seminar they tend to use unrealistic numbers and left a lot of realistic information out. A bunch of people I know who paid the membership did not close a deal either. They made it sound very easy but in reality it's really not.

3. You can get a very similar software to find properties for very cheap and their Proptrend software doesn't work that well. Always get disconnected and it's very frustrating to use it.

4. I have been to 4 of their other initial seminars and there is a lady who is supposedly one of the students. She gave a testimonial at the seminar. Well, I have seen her in 2 different seminars now and her story of how many day she took to close her 1st deal don't match. That was when I realized that I have been scammed by this company.

5. Their customer service line will take 45 mins hold time and send you to their voicemail then they will call you back the next day. Just horrible!
