BAC Home Loans has fluctuated my estimated escrow payment 3 times in one year. There seems to be no reason for the fluctuation (no change in taxes, homeowners insurance or mortgage insurance) other than to cause my payment to be short a dollar or two so they can charge me a nearly $30.00 late fee. In addition my escrow balance was $340.64 over which they promptly returned to me in a check so they can fluctuate the escrow again and hit me for more late fees.
