THIS IS A LEGALLY BINDING CONTRACT
This Agreement is a Lease to let real property according to the terms specified below:

The lessor/owner agrees to let, and the Tenant agrees to take the Premises described below. Both parties agree to keep, perform, and fulfill the promises, conditions and agreements expressed below:


1. LANDLORD: The lessor is Mr Ronald Lambert

3. PREMISES: The location of the Apartment is Blücherstraße 3, 80634, Munich, Germany.

The Premises being let include the exclusive use of One (1) bedroom, bathroom, kitchen, lounge/living room, and use of the following services as wireless internet, phone, washing machine, and microwave refrigerator, dryer.
The Apartment is furnished, Rent include utilities; Electric, Gas, Water, Trash services, Security and all other fees associated with the Premises.

4. TERM: Duration of Stay - Ten (10) months Lease; Move in date - July 30th 2012, with a month to month extension. This lease term begins July 30th 2012 and continues for Ten (10) calendar months, ending 31 May 2013 unless extended by mutual agreement.

5. RENT PAYMENTS: Rent is 280Euro/month and a Security Deposit of 300Euro will be paid in advance. Upon receipt of the Rent and Security Deposit the Landlord will provide the Tenant with keys and other access to the apartment. Rent Payment will be Electronic to the Landlords Bank Account. Landlord will provide ABA/Routing number and account information.
Upon receipt of first month Rent and Security Deposit the Landlord will furnish the following items via UPS/FedEx.
1. Entrance and the rooms Keys
2. Paper/Permanent house form (Containing your reference details)
3. The house documentary file.
4. Payment Receipt of a month’s rent.

Rent for subsequent months shall be due and payable on the first day of each month commencing 30h July 2012.

6. GUARANTY: A guaranty of Receipt will be issued to the Tenant for the Security Deposit payment and that will be attached to a copy of the House Documentary File. This will be done electronically. The Security Deposit will be returned to the Tenant on the expiry of this Agreement, subject to any adjustment due under Paragraph 8 (Property Condition) below.

7. AGREEMENT TERMINATION: This lease Agreement is for Ten (10) month with a calendar month automatic renewal. After Ten (10) months this Agreement will continue on a calendar month to month lease, each calendar month will be renewed automatically. The Landlord will give the Tenant and the Tenant will give the Landlord a minimum thirty (30) days written notice of termination of the Agreement.

8. PROPERTY CONDITION: Tenant agrees to surrender and deliver to the Landlord the Premises and all furniture and decorations within the Premises in good condition at the end of term, reasonable wear and tear excepted. The Tenant will be liable to the Landlord for any damages, reasonable wear and tear accepted, occurring to the Premises or the contents there of, which are caused by the Tenant or his/her guests.

9. OTHER TERMS AND CONDITIONS

a. Peaceful enjoyment: The parties each wish to peacefully occupy the Premises during the term of this Agreement.

b. Use of Premises: The Tenant agrees to use the Premises for residential purposes and not to operate a business at the Premises nor to use the Premises for any illegal purposes.

c. Access: The Tenant agrees to allow the Landlord’s agent or contractors acting on behalf of the Landlord access at all reasonable hours of the daytime to inspect the condition of the Premises or to carry out repairs or other works to the Premises.

d. Pets: The Tenant agrees not to keep any animals on the Premises without the prior written permission of the lessor.

10. SOLE AGREEMENT: The parties hereby agree that this document contains the entire Agreement between the parties and this Agreement shall not be modified, changed, altered or amended in any way except through a written amendment signed by all of the parties hereto. Any oral representations made at the time of executing this lease are not legally valid, and therefore, are not binding upon either party.

11. GOVERNING LAW. This Agreement shall be governed, construed and interpreted by, through and under the Laws of the country of Germany.

12. CONSTRUCTION: The words "Landlord" and "Tenant" as used herein include the plural as well as the singular. The pronouns used herein shall include, where appropriate, either gender or both, singular and plural.

  • I have been in email contact with this person today. They are currently trying to scam me out of 600EUR for an apartment in Berlin. Thanks for the heads up.
